Mighty Buildings Site Prep & Utilities: The Ventura Owner’s Guide
Site prep and utility work for a Mighty Buildings unit in Ventura typically runs $8,500 to $25,000 depending on soil conditions, trenching distance, and whether your existing panel has spare capacity. We stock the common components on our trucks and can usually have a site evaluation done the same week you call. Most owners discover a problem when the prefab delivery date gets scheduled and the site still has an old concrete pad in the way, or when Pacific Gas & Electric flags the service upgrade before the panel can handle the new load.
Here’s the thing about Mighty Buildings specifically: their panels are factory-built, but the ground under them is 100% site work. Nobody at the factory can trench your sewer line or pour your footings. That’s where we come in. We’re an independent contractor, not affiliated with Mighty Buildings, which means we work for you, not the factory’s shipping schedule.
Which Mighty Buildings Models This Applies To

Every Mighty Buildings model, the Mighty Duo B, Mighty Mod, and the larger Mighty House series, sits on a site-built foundation system that needs the same core prep: grading, excavation, utility trenching, and concrete or pier-and-beam footings. The difference between models comes down to panel count and total weight, which drives the footing spec. A Mighty Duo B at roughly 430 square feet might get by on a simpler perimeter foundation, while a Mighty Mod with an upstairs needs deeper piers and more rebar. The compatibility gotcha we see constantly in Ventura: older lots with expansive clay soil along the Ventura Avenue corridor shift more than the sandy soils near the beach, and Mighty Buildings’ engineering team sometimes requires a soils report before they’ll sign off on the foundation design. If your lot is on the hillside above Foothill Road, expect a geotechnical review. It’s not optional, it’s in the factory’s own installation requirements.
For OEM versus aftermarket: Mighty Buildings doesn’t manufacture the rebar, concrete, PVC, or electrical panels, they spec them. We buy the same materials from the same supply houses any structural engineer in Ventura County would specify. The difference is that we know what Mighty’s field techs look for at inspection, because we’ve been through enough of their deliveries to know what gets flagged and what passes.
Signs Your Mighty Buildings Site Prep & Utilities Is Failing
- Standing water or soft ground where the unit will sit. Poor drainage or uncompacted fill means the pad will settle unevenly. In Ventura, a wet winter can turn a marginal pad into a spongy mess by February. Mighty’s delivery crew won’t place panels on unengineered soil.
- Your electrical panel is full and the main breaker keeps tripping. A Mighty unit needs a dedicated 60 to 100 amp subpanel. If you’re already maxed out, the service upgrade has to happen before anything else. This is the most common surprise cost on older Ventura homes built in the 1950s and 60s.
- Sewer or water lines in the wrong place. If the existing cleanout or water main runs through where the Mighty unit goes, you’re looking at relocation. We find this on a lot of Midtown lots where the original house was built tight to the alley and the utilities hug the property line.
- Undiscovered debris or old foundations under the grass. A former garage slab or a buried oil tank from a 1940s heater will stop excavation cold. Ventura has plenty of both. We handle the discovery, the removal, and the re-engineering if needed.
- Trees or roots too close to the trench path. Coastal live oaks have aggressive root systems, and cutting through them can damage the tree and your trench. Sometimes the fix is routing around the tree, which changes the water and sewer line layout.
Replacement Cost & What’s Included

Here’s the honest math for Ventura, and we put this in writing before any work starts:
- Site evaluation and grading: $1,500 to $4,500, depending on slope and how much soil has to move.
- Foundation and footings: $6,000 to $15,000. A simple slab on grade for a Duo B sits at the low end. Piers and a stem wall for a two-story Mod on a hillside sit at the top.
- Utility trenching and hookups: $3,000 to $8,000. Distance from the main house to the Mighty unit is the biggest variable. Every 20 feet of trench adds real money.
- Electrical service upgrade: $3,500 to $7,000 if your panel is undersized. An underground feed from the pole or transformer costs more than an overhead drop.
Every scope of work we write includes the line-item price, the material spec, and the permit fee broken out separately. The price doesn’t move once you approve it. Our 365-Day Done Right Promise covers the workmanship on everything we install, and if something fails within that year, the second visit is free. That’s in writing, stamped on every estimate, because Troy Eastman will tell you: put it in writing before the first shovel moves, that’s not fine print, that’s just how good work starts.
DIY or Call Us?
If you want to check your property lines against the proposed ADU location, read your existing panel label to see the amperage, or mark where you think the sewer line runs based on the cleanout, go for it. Those are good facts to have before you call. But do not rent a trencher and start digging toward your gas line. Do not attempt to relocate a sewer lateral yourself. And do not pour concrete footings for a Mighty unit based on a YouTube video and a guess. Underground utilities in Ventura are not marked uniformly, and a broken gas line or a collapsed trench is a life-threatening emergency, not a weekend project. A trained professional with the right equipment and the right locates is the only safe route for utility work. If the ground work is already done and something’s failed, call us at (350) 207-2506. We’ll send a background-checked, uniformed tech to evaluate it, and you’ll get a written price before anything gets dug up.
FAQs

A properly engineered foundation and correctly installed utility connections should last 50 years or more. In Ventura’s coastal climate, the weak points are drainage around the pad and corrosion on exposed electrical connections. We inspect both as part of every install and build the pad with drainage in mind from day one.
Sometimes, yes. A pad with minor cracking but solid soil can often be resurfaced or spot-fixed. If the electrical run is undersized but the trench and conduit are fine, we can pull new wire without re-trenching. We’ll tell you if repair makes sense, and if it doesn’t, we’ll say that too. Call (350) 207-2506 and we’ll give you a straight answer.
Most Ventura jobs take two to four weeks from first dig to inspection sign-off, with weather and permit scheduling being the only real variables. We coordinate the permitting, the utility locates, and the inspection, and you get real-time updates through the whole process.
We stock the common materials on our trucks and order the job-specific structural components from the same Ventura County suppliers any commercial project uses. You’ll never be asked to pick up rebar from Home Depot yourself. The materials list, with prices, is in the written estimate before you approve the job.
If you’re planning a Mighty Buildings ADU in Ventura and the site work is the part keeping you up at night, call Benson ADU Ventura at (350) 207-2506. We’ll walk the lot, name the price in writing, and handle every bit of dirt, concrete, pipe, and wire the unit needs underneath it. And if you’re also considering Abodu, Cover, or Dvele, we prep sites for those systems too.
